WK28: A difficult spot.

So this week I finally had to deal with a condition that had been staring me in the face for the past couple of months. The sill plate below the garage is potential rot/water hazard and I couldn't find a detail to resolve the issue. In the end I worked out the following solution. We'll see if it works this rainy season.

Step1: Using Melroll- a liquid applied waterproofing membrane, I coated the wooden plate with three 40 ml. layers. "Rainbuster" mastic was then applied in several applications to any gaps in the surface. Finally, a layer of Subseal- a stickybacked mastic sheet, was applied over the other layers to keep the wood from having any contact with moisture.
Step 2: I had my sheet metal fabricator make this piece of "j-channel" to cap the whole assembly. The j-channel will catch any moisture that seeps down the cold joint in the concrete.

Step 3: By using a Greenstreak expansion joint, water should be diverted away from the cold joint, and down the slope of the driveway.
